How a mobile home can look like a house

How to Make a Double Wide Mobile Home Look Like a House

A double-wide mobile home has more space than a single-wide mobile home and tends to resemble a house more so than a trailer. A double-wide mobile home is a great option for those who want to live in a home but perhaps cannot afford a standard house. Whether you are renting or buying a double wide, making it look and feel more like a house is often a common desire. There are ways to do so without breaking your budget.

  • 1
Add vinyl exterior shutters to the windows of your double wide. Shutters are usually found on windows of older style homes and they are unusual on mobile homes. They not only add style to your double wide, but they will make it look more like a house. Exterior shutters come in a multitude of colors and styles, depending on your preferences.

  • 2
Change out the fixtures in your double wide mobile home. The fixtures that come with it are likely more basic and less decorative that those which come in a standard house. Replace cabinet hinges, handles and faucets with brushed nickel fixtures. This will make your kitchen look more like one that would be found in a house.

  • 3
Remodel your double wide and add a sun room. The expense of this endeavor will vary and may have to be done by a professional. As it's very unusual to see a double-wide mobile home that has a sun room, this will certainly make your double wide appear more like a house.

  • 4
Replace the carpet with hardwood floors. Double-wide mobile homes almost always contain carpet and tile. If you are handy, you can do this yourself. For most people, it's advisable to consult a professional to do this type of work. If you are doing this project yourself, supplies can be found at your local hardware store.

  • 5
Replace blinds with curtains and decorative window treatments. Blinds are most common in apartments and mobile homes. To make your double wide appear more like a house, add curtains to your windows. Add window treatments to give it a personal touch.

  • Benefits of Living in a manufactured home community

What are the benefits of living in a manufactured home community?

There are many benefits to living in a modern manufactured home community ranging from lifestyle and social benefits to financial and tax benefits.

A major benefit of living in a modern manufactured home community comes from living in a modern manufactured home. Today's manufactured homes offer the best value for the highest quality home on the market. Manufactured homes are durable, state-of-the art housing with custom features and options at prices you can afford. Modern manufactured homes are constructed from the same materials as most site-built homes but they are built in a quality-controlled, factory environment where the materials are never exposed to the elements. Sizes of homes can range from about 1000 square feet up to 3000 or more square feet. Today's manufactured homes offer features once only available in more expensive homes such as stainless steel kitchens, woodburning fireplaces, spacious family rooms and studies, whirlpool baths, energystar-certification and universal design features for aging in place. Manufactured homes can offer all of the amenities and comforts found in a site-built home but often cost 20 to 35% less per square foot.

Additionally, manufactured home communities are well-planned, attractive and secure communities that are managed by professional community managers who keep them well-maintained, attractive and secure. Manufactured home communities provide a secure living situation; many have their own security services and neighborhood watch programs. There are a wide array of services and amenities available in manufactured home communities ranging from lawn maintenance, trash and snow removal to amenities like pools, clubhouses and playgrounds! There is a wide range of communities to choose from across the country. They can be found near shopping, schools and employment centers or near beach, lake and mountain resorts. Also active adult communities offer organized social activities, walking trails, fitness centers and even golf courses.

There are many financial and tax benefits to living in a land-lease manufactured home community. The homebuyer purchases the home only which makes initial out of pocket investment much lower. Lower monthly payments leave more money in your budget for other things. And, just like with site-built homes, the interest on a manufactured home loan is tax deductible in most cases.

With all of these benefits and more, manufactured home communities offer greater value for your dollar than you can find elsewhere.

How to Remodel Your Mobile Home to Look Like a House

There are certain qualities of a mobile home that make it look, well, like a mobile home. I'll walk you through each of these and give you tips on how to change your mobile home in a house on the interior by upgrading these features. The work covered here can be done without hiring a professional.

    Instructions

      • 1
        Replace fixtures and decorative glass.
        FIXTURES
Cabinet handles, faucets, and hinges, are usually a gold color. Get rid of these and replace them with brushed nickel or a similar neutral color. If you have decorated glass in cabinet doors you have two options. The first is to replace it with clear glass or another style of decoration that is more appealing. The second is to replace the glass with solid wood panels and stain them to match your cabinets. A home remodeling store can help you find the right color of stain and decorative adhesives to apply to the clear glass.

Before, during and after photos examples of trim work.
        TRIM
Mobile home trim is thin and stapled onto the walls. It's used to cover the seams between sheet rock on the walls and also to cover gaps left from carpentry work like installing doors. This trim is easily removed. Don't forget to clean up all the staples. It's faster to hammer them in then to remove them, but there are so many that you're likely to hit one with a nail when you hang the new trim, so just pull them out. Next mud and sand any gaps that won't be covered by the new trim. Now you're ready to install the new trim. Don't go cheap here. Decorative trim brings out the details of a home and showcases the homeowner's style.

        FLOORING
One of the most important things to remember about mobile home flooring is that it was installed before the walls were built. That's right, the floor was put down, carpet and tile, and then the walls were built on top of it. Now what does that mean to you? When you start replacing the flooring it's going to be harder than in a house. If you're replacing carpet, use a knife and cut along the wall to remove the carpet. Next, you'll spend hours picking carpet out from under the wall just far enough that you can lay the new carpet or flooring. I put hardwood flooring in my mobile home, but you can put tile, laminate, or carpet in its place. Just keep in mind that moving the mobile home later could cause things like a tile floor to crack because of the flexing of the frame.

        WINDOWS
Replace blinds with curtains or roman shades. Add detailed touches to window treatments to make it feel like a home. You can make your own curtain rods. Buy dowel rods and end caps. Drill a hole in both ends of the rod and screw in the end caps. Paint to desired color. Buy wooden holders and paint to match. I made mine for about $10 each.

        ADDITIONS
There are other things you can do like add a fireplace, replace vent covers, or position furniture to make rooms look larger.
      • 6
This went from a single door to a double door!
        DOORS
Mobile home doors are not the same size as doors found in houses. They are taller and more narrow. This makes closets a pain to use. This requires some skill, but here's photo of a closet I did and I have NEVER tried anything remotely similar to this in my life and it turned out fine. Basically you can "rip" door spaces to be larger.

        DETAILS
Personalize your home by adding those one of a kind, hand crafted items. I had this long buffet countertop that was awkward. I built these wine glass and wine bottle holders and it really changed the space's usefulness.

Buying a Mobile Home Vs. Renting an Apartment

    by Dennis Hartman, Demand Media

Despite many differences, renting an apartment and buying a mobile home are very similar in the fact that both represent a way of taking advantage of affordable housing. Besides this economic connection, the two modes of living are very different with each one likely to appeal to a particular type of occupant.

    Cost

The cost of buying a mobile home or renting an apartment can vary greatly depending on several factors. Things like location, size, recent renovations, number of bedrooms and the state of the housing market can all affect the monthly rent or mortgage payment. In addition, a mobile home owner's loan payments may vary based on credit risk and employment status. Mobile homes do carry the added cost of repairs and maintenance, but month-to-month neither option necessarily represents a significant savings.

    Features

Apartments and mobile homes share much in common as living spaces. Both usually include one or more bedrooms along with a separate living area and a kitchen. Bathrooms, closet storage space and a private entrance are also common features, though many apartments have a common entrance. Mobile homes may be located on a stand-alone property or within a mobile home community with similar buildings.

    Equity

One of the major advantages of mobile home ownership is the chance to build equity. While renters pay rent each month with no return (other than a place to live), mobile home owners make mortgage payments and build equity, which they can borrow against in the future. In addition, a mobile home owner can sell her property in order to fund a move or to capitalize on a rise in the market value, while renters stand to gain very little to nothing if housing prices increase.

    Location

Mobile homes are usually located in suburban or semi-rural areas. Most mobile home parks are well outside of major cities and supply affordable housing that, in major urban centers, is supplied by low-cost apartment housing instead. Apartments give tenants access to the amenities of cities, including cultural activities and services like a public library system and a parks system. Mobile homes are less likely to be within a short distance of these features, but they offer a more-secluded and quiet atmosphere.

    Control

Another major difference between buying a mobile home and renting an apartment is the degree of control over the space. A rental agreement may not allow tenants to paint walls, install new fixtures or make other improvements. On the other hand, a mobile home owner has complete control over making improvements and decorating the home to express a personal style. While a mobile home owner's improvements might increase the value of the home, a renter's alterations might result in the landlord withholding a portion of the tenant's security deposit.
